Both. We’re happy to build from your architect or designer’s plans, or you can choose from our Arcadia Range of pre-approved designs by Stoak Architecture. These can be built as they are or customised to better suit your lifestyle, section, or budget.

Yes - we’re based in Rotorua and have strong local knowledge of the area. From geothermal considerations and soil conditions to council requirements and local suppliers, we understand what’s involved in building here. That experience helps avoid surprises, streamline the process, and ensure your project is built correctly and compliantly from the ground up. Not to mention the beautiful lakes and award winning mountain biking tracks as reasons to build here!
