How to choose the right builder

Choosing a builder is one of the biggest decisions in any project. You're trusting them with your home, your budget and a good chunk of your time, often for many months.

Price matters, but it shouldn't be the only thing you compare. Here's what we'd look for if we were in your shoes.

Check they're licensed and properly set up

In New Zealand, certain building work must be carried out or supervised by a Licensed Building Practitioner (LBP). You can check a builder's licence on the LBP public register.

It's also worth asking:

  • Are they a member of a recognised industry body, such as NZ Certified Builders or Master Builders?

  • Do they offer a residential build guarantee?

  • Do they have the right insurance in place?

Look at their past work

Ask to see projects similar to yours, whether that's a new build, a renovation or a transportable home. Photos are helpful, but talking to past clients is even better. Ask them how the build went, how problems were handled and whether they'd use the builder again.

Pay attention to how they communicate

How a builder communicates before you sign is usually a good sign of what it'll be like during the build.

  • Do they return calls and emails promptly?

  • Do they explain things clearly, without jargon?

  • Are they honest about what's realistic for your budget and timeline?

  • Do you know who you'll be dealing with day to day?

A builder who's upfront about challenges early on is often a safer choice than one who says yes to everything.

Compare quotes properly

When you compare quotes, make sure they're comparing the same thing. Check:

  • What's included and what's excluded

  • Which items are provisional sums or allowances, and how realistic they are

  • Whether the price is fixed or cost plus

  • How variations will be priced and approved

  • Whether GST is included

A lower quote with a long list of exclusions or low allowances may end up costing more.

Make sure it's all in writing

For residential building work of $30,000 or more (including GST), your builder must give you a written contract and a disclosure statement before you sign. Read both carefully and ask questions about anything you're unsure of. The Building Performance website has helpful guidance for homeowners.

Trust your instincts

You'll be working closely with your builder for a long time. Choose someone you feel comfortable with, who listens to you, and who you'd be happy to pick up the phone to when something needs sorting.

Questions worth asking

  • How many projects like mine have you completed?

  • Who will be on site, and who will I deal with day to day?

  • How often will I get updates?

  • How do you handle variations and unexpected costs?

  • What guarantee do you offer?

  • What's a realistic timeframe for my project?
